Your house is on the market. You’re buzzing with excitement and anticipation. All you need now is for someone to make an offer!
But where do you begin with preparing for viewings?
Most estate agents will usually handle all of the viewing tours on your property, unless specified or instructed otherwise, but it is up to you to make sure your home is being presented in the BEST possible way to potential buyers.

FIRST IMPRESSIONS MATTER! I cannot stress this enough when it comes to selling your property!
From the moment a buyer enters the immediate area they are judging everything they see around them. They are looking to see if this a place they can see themselves living in.
Let’s see that it is!
Give yourself the best chance of securing an offer by ensuring your property is ticking all of the right boxes.
Aside from running around with the hoover and dusting every corner and crevice you can get into, take a look below for 8 top tips when preparing for viewers.
1. The external look
Go outside and have a look at your property head on. Objectively and honestly ask yourself: “How does it look?”
• Does it look inviting?
• Are there any rubbish bags on display?
• Is the paint chipped?
• Are weeds sprouting from the ground?
• Are the windows dirty?
Improving the external look and getting this stamp of approval will excite your buyers and make them eager to see what else is on offer inside!
If you live in an apartment building, then I appreciate you will have virtually no control over the external look of the property. However, see if there are ways you can spruce up your particular entrance.
2. Turn on the heating or open the windows
If the sun isn’t shining and the rain is pouring – don’t panic. You can still make the property welcoming and inviting inside.
If you are marketing during the winter months, start by putting the heating on at a reasonable level. Maybe you could light a fire if possible. Don’t make it too hot, but walking straight into a cosy and warm environment directly from the cold will make a huge and positive impact.
If you are trying to sell during the summer months, open all of the curtains/blinds fully and open some of the windows too. Not only will this ensure the inside is flooded with as much natural light as possible, it will keep the rooms, and everybody else, nice and cool too.
We all love our furry family members, but it’s not guaranteed other people will love them just as much as we do.
Not only can pets be distracting during viewings but some viewers may be weary of them for their own personal reasons, or they may have an allergy to certain types of animals.
If you’re at home and have a dog, take the dog out for a walk before the agent and buyers are due to arrive. If this isn’t an option, keep them in the garden while the buyers are there.
4. Clothes & laundry
I have worked in the property industry for a number of years and I’ve lost count of the amount of times I have turned up to conduct a viewing only to be greeted with tons of laundry everywhere.
It doesn’t give the best impression to viewers when they walk into a bedroom and see clothes and underwear hanging over chairs or draped over the radiator.
If you know you have viewers booked in, put it away in a wardrobe or a set of drawers well in advance of the appointment!
5. Finish DIY projects
If you’re halfway through fixing a tap or replacing a floorboard, now is the time to complete any unfinished projects.
Viewers may be put off with the prospect of having to complete work after they’ve moved in. Not only will finishing any DIY projects alleviate any of their concerns, it will improve the overall look of the property too.
6. Create space
It is important that each room is maximised to its full potential, as viewers will try to imagine how each room can be used for their own specific needs.
Alongside having a general de-clutter, see if it’s possible to rearrange some of the furniture to create more space and to give the impression of a larger living area.
7. Parking arrangements
Potential buyers will be scoping the area to check how convenient the parking on your road is, so you will need to make sure they are aware of what their options are.
Parking usually ranks relatively high up on a buyers list of requirements and for some people it can be a dealbreaker.
If you have a driveway, make sure there is enough room for your viewers to park comfortable on it for the time they are viewing – even if this means moving your own car!
If your driveway isn’t able to fit multiple vehicles, park your own car on the road outside and move it back after.
If you have permit parking locally, make the buyers aware of any restrictions in place for visitors and where and how they can obtain visitor passes for their own guests.
8. Treat each viewing the same as the first
If unfavourable market conditions means you’re not selling as quickly, always remember to treat each viewing the same as the first and always have these tips to mind during the selling process – it only takes one person to make an offer!
